BBI Construction Management partnered with the University of Florida Institute of Food and Agricultural Sciences (UF IFAS) to complete a two-phase modernization of the Microbiology & Cell Science Research Building. The project combined a complete roof replacement with critical laboratory exhaust system upgrades, structural improvements, and interior renovations—all while the building remained occupied by students, faculty, and active research laboratories.
THE CHALLENGE
Modernizing aging infrastructure without disrupting research or campus operations.
The University of Florida needed to replace more than 66,000 square feet of aging roofing while upgrading the building’s high-plume and standard laboratory exhaust systems—critical infrastructure supporting ongoing research activities.
Because the building remained occupied throughout construction, every phase of the work required careful planning to minimize disruptions to students, faculty, and laboratory operations. Roof demolition was strategically scheduled during early morning hours before classes began, while equipment outages were closely coordinated to protect sensitive research activities.
The project also introduced a significant structural challenge. New high-plume exhaust systems required elevated steel platforms that were not part of the original building, requiring engineering, design coordination, and construction above the existing roof.
THE BBI APPROACH

BBI managed the project through a disciplined two-phase construction approach that balanced roofing, structural, mechanical, and laboratory improvements while maintaining the building’s daily operations.
The renovation included:
- Replacement of 66,136 SF of low-slope roofing with a new modified bitumen system
- Liquid-applied waterproofing and new metal flashing systems
- Replacement of high-plume and standard laboratory exhaust fan assemblies
- Design and installation of custom structural steel platforms for new rooftop equipment
- Electrical and lightning protection upgrades
- Interior laboratory renovations and finish improvements
- Storefront door replacement
- Exterior building cleaning and restoration
- Downspout improvements coordinated across both construction phases
BBI also partnered closely with the University to maximize project value by utilizing the Owner Direct Purchase program, generating cost savings that allowed additional improvements to be completed. Early release procurement packages were implemented for long-lead equipment to reduce schedule risk and keep construction moving.
