Construction Management (CM) at-risk is a delivery method which entails a commitment by the construction manager to deliver the project within a Guaranteed Maximum Price (GMP). The construction manager acts as a consultant to the owner in the development and design phases (preconstruction services), and as a general contractor during construction. When a construction manager is bound to a GMP, the fundamental character of the relationship is changed. In addition to acting in the owner’s best interest, the construction manager must control construction costs to stay within the GMP.
BBI will assist the owner throughout the design process by teaming with an architect / engineer that is experienced in design of the type of structure the client needs. In this type of contract, the construction team (known as the design-builder) is responsible for taking the owner’s concept and completing a detailed design approved by the owner and then proceeding with construction. This method is also beneficial for projects that have a tight construction timeline. This delivery method has been around the longest and is the most familiar to owners. It is a linear process where one task follows completion of another with no overlap possible. The architect completes plans and specifications, and then bids are issued. Contractors bid the project exactly as it is designed with the lowest responsible, responsive bidder awarded the work. The design team is selected separately and reports directly to the owner.
